Almost always because of the lag: a sale only appears once it has been lodged with HM Land Registry and included in a monthly release, which routinely takes a couple of months and can take longer. The second most common reason is that the transfer is one of the types Price Paid Data excludes.
How to do it
- Check the date. Price Paid Data is published monthly, and a sale has to complete, be lodged for registration, and then make a release — recent months are always thinner than they will eventually be.
- Check the data date on whatever you are looking at. Every sold-price figure on this site states the date the data actually runs to, so you can see whether your sale could even be in it yet.
- Check it is not an excluded transfer — a gift, a transfer between parties, a right-to-buy at a discount or a court-ordered transfer will never appear, however long you wait.
- Check the address format. Sales are recorded against the address as registered, which can differ from the address you use (flat numbering and new-build plot names are the usual culprits).
- If it is months overdue and none of the above applies, your conveyancer can confirm whether registration completed — an application can be held up by a requisition.
