A five-minute property check before you offer
- 1Compare the asking price with real sales. Look at what the same type of home sold for on the same street and the streets around it, not the average for the town.
- 2Check the energy rating and floor area. A low EPC band means higher bills and, for landlords, upgrade costs. The floor area lets you compare price per square metre.
- 3Look up the flood risk. It affects insurance and some mortgage lenders. A flood flag is a reason to ask questions, not always to walk away.
- 4Read the planning constraints. A conservation area or Article 4 direction can stop the extension or loft you were planning.
- 5Weigh up the area. Crime by category, the nearest schools and the council tax for the band tell you what living there really costs.
