What is an instant house valuation?
It is an estimate of what a home would sell for today, produced from data rather than a visit. Ours takes the real Land Registry sales near you, brings each one to today with the official UK House Price Index, and weights them by how comparable they are. It is an estimate, not a RICS valuation, and we show you every sale it rests on.
How much is my house worth?
The honest answer is a range, not a number. We show you the range, the most likely figure inside it, and the actual sales behind it — including how much weight each one carries. A single figure quoted to the pound implies a precision that no method built on public data has.
Is an instant house valuation accurate?
It is as accurate as the evidence near you. Where a street has several recent sales of similar homes the range is tight; where it does not, the range is wide and we say so. You can sharpen it by telling us what you paid and roughly when, and your floor area — the two things owners know that public data often misses.
Is this free, and do I have to give you my email?
