TR1 form

The TR1 is the HM Land Registry form used to transfer the whole of a registered title, or property being registered for the first time, from the seller (transferor) to the buyer (transferee).

In simple terms

The TR1 is the transfer deed that moves ownership of a registered property from seller to buyer. It is signed ahead of completion.

Example

A couple sell a house with a single registered title. Their solicitor prepares a TR1 naming them as transferors and the buyer as transferee. After it is signed and witnessed, the completion date is added, and the buyer's solicitor sends it to HM Land Registry with form AP1.

If you're buying

GOV.UK says TR1 transfers the whole of the property in one or more registered titles, or property being registered for the first time. To transfer only part of a registered title you use form TP1. All transferors must sign the deed, and the transferees must also sign if certain panels, such as how joint buyers hold the property, are completed. A witness must be independent, and no party to the transfer can witness another party's signature. Panel 3 takes the completion date, entered only after the transfer has been executed. If the property is registered, form AP1 must be completed to register the change; if it is not registered, form FR1 is used instead. Anyone applying who is not a conveyancer must also provide evidence of identity. Your conveyancer normally handles all of this, but read the deed before you sign and check the names and how joint buyers hold the property. If you're selling

As seller you sign the TR1 before completion, and your solicitor holds it until funds arrive. Make sure your name matches the register exactly, and tell your solicitor about any change of name. Delays in signing or witnessing can hold up completion.
