How it works

How the flood check works

Type a UK postcode and we geocode it, then query the Environment Agency’s flood-monitoring feed for every warning and alert currently in force within the search radius. Each result shows its severity — severe flood warning, flood warning or flood alert — the river or sea area it covers, and when the Agency last updated it, plotted on a map.

The feed covers England (with Welsh warnings via Natural Resources Wales in the same service). Scotland is SEPA’s Floodline — we say so rather than pretend coverage. This is real-time flood status, refreshed continuously by the Agency, not an insurance risk band.

Live warnings vs long-term flood risk

These are two different questions. Today’s warnings tell you whether water is a threat right now; the long-term risk band (very low → high) tells you the chance of flooding in any given year from rivers, sea, surface water and groundwater. A street can be bone-dry all year and still sit in a high-risk zone — and a warning can cover a wide area where most homes stay dry.

Before buying, check both: run this live check, then look the address up on the official GOV.UK long-term flood-risk service. Flood zone status also shapes planning permission and insurance cost, which is why it appears alongside crime, planning and sold prices in an OfferCheck.

Flood risk — the honest version

Where does the flood data come from?
Active flood warnings and alerts come from the Environment Agency’s official live feed (England and Wales). For the authoritative long-term risk at a specific address, use the GOV.UK long-term flood-risk service.
Are no live warnings the same as low risk?
No. Live warnings are a real-time signal of flooding in force now, not a long-term verdict on the property. Always check the official long-term flood-risk service for the address itself.
Can I get a mortgage on a flood-risk property?
It is rarely declined on flood alone, but buildings insurance — sometimes via Flood Re — and occasionally a flood report can be required. Note that Flood Re excludes homes built after 2009.
