How the boundaries check works

That plan, read with the Title Register, is the document a solicitor or court actually relies on. We link you straight to the official GOV.UK service, never a reseller marking it up.
What a title plan does — and doesn’t — settle
Title plans are drawn under HM Land Registry’s “general boundaries rule”: the red edging shows the extent of the registered land against the Ordnance Survey map, not a millimetre-exact line down the middle of a hedge. For most purchases that is plenty. In a genuine dispute — a fence moved, an extension built to the line — you may need a determined-boundary application or a chartered surveyor’s measured survey.
Before an auction or an offer, compare what is being sold against what you can see: a garden that looks bigger than the registered parcel, a parking space outside the red line, or shared access that isn’t in the title are exactly the surprises worth catching early. - Is this the legal boundary?
- No. We show the property’s location and, where available, the indicative HM Land Registry INSPIRE index boundary. The definitive registered boundary is the official Title Plan, which you can order for £9.
- What is the INSPIRE index boundary?
- It’s HM Land Registry’s general outline of registered land parcels, published under the Open Government Licence. It’s indicative — useful for orientation — but it is not the legal title plan and shouldn’t be relied on for exact lines or a dispute.
- Why does the boundary matter before buying?
- Boundaries affect extensions, access, parking, fences and disputes. Checking the rough extent early — and getting the official Title Plan before you commit — avoids expensive surprises.
- Can I switch to a satellite view?
- Yes — use the “Satellite view” toggle on the map to see aerial imagery of the property and its surroundings, then switch back to the street map.
