Our take
Sold prices show what homes fetched, not what yours is worth
HM Land Registry records what homes actually sold for, which makes these figures the firmest free evidence of price, but they describe a postcode area and not your front door.
The usual mistake is to read the typical price as a valuation: a median blends flats with detached houses, and the gap between the lower and upper end of the range is often the real story.
Remember that a completed sale reaches the register some weeks after it happens, so the very latest market is always missing from the list.
Pick three or four sales that match your property’s type and size, then let an agent or a surveyor test your reading before you set or accept a price.
Our opinion, based on the official sources named above: general guidance, not regulated advice and not a forecast. We earn from OfferCheck reports and from introducing sellers to cash buyers, so weigh it with that in mind (see our disclosure). We are not authorised or regulated by the FCA.
