Price Paid Data is published monthly, but a sale only enters it after completion, lodging with HM Land Registry and registration. The practical effect is that the most recent couple of months always look quieter than they really were, and will fill in later.
How to do it
- Read the "data as at" date wherever a sold-price figure is shown. Every sold-price surface on this site states the date the data actually runs to.
- Discount the newest month or two when you count sales — a low count there is a publication artefact, not a cold market.
- Expect revisions. HM Land Registry applies amendments to the published files, so a figure can legitimately change between releases.
- For a trend, compare complete periods with complete periods — twelve months against the previous twelve, not "the last few weeks" against last year.
This lag is why an asking price on a portal can look wildly out of step with "the sold prices": you are comparing today's hopes with transactions agreed months ago.
