Our take · opinion, not advice
Our take on LL34: a quiet market, so take your time
Only about 6 sales a month sell in LL34, with a median below last year’s, so buyers have time on their side, though a few sales can mislead either way.
If you are selling, with detached homes at £350,000 and flats at £110,000, the £107,700 to £386,625 spread is really several markets, so benchmark against near-identical homes, not the headline; with so little to compare, give yourself extra time; cash buyers typically offer around 70–85% of market value (a rough guide, not a quote), which only makes sense if certainty is worth that much to you.
Sell houseIf you are buying, on price, LL34 is below the Wales average, and prices have eased, which gives you room to negotiate, but cheaper is not the same as better value, so find out why.
Before an offer goes in on any LL34 home, look at what has been applied for nearby (363 applications on record within 500 m), flood risk over the long term and the EPC rating, and leave the title to your conveyancer.
With averages this broad, the free LL34 OfferCheck adds flood, crime, planning and council tax from the official sources.

In plain English
What the Conwy (LL34) numbers mean
- The headline number blends very different homes: detached homes sold for a typical £350,000 against £110,000 for flats: about 3.2 times as much. Use the figure for your type of home, not the mix.
- Prices here are widely spread: most sales fell between £107,700 and £386,625, so the median says little about any one home.
- This is a quiet district: only about 6 recorded sales a month.
Only 250 sales sit behind these figures, so they are a rough guide rather than a firm reading.

We are looking to remove and replace trees 105, 106, 107, and 108. They are all ash trees, and in the report from 20 years ago, the trees at the time were described as: 105 - Dead 106 - Triple stemmed at base, dominant crown class, crossing & rubbing limbs, cavity at limb/trunk junction - major deadwood on limb. Ivy clad. Nails in trunk. Major cavities in lower limb - hollow. Suppressed. 107 - Single central leader. Large longitudinal cavity at base - hollow. Heavily clad in ivy. Occluded cavity in lower limb. Nails in trunk. 108 - Triple stemmed at base. Ivy clad. Dominant crown class. Twisting & crossing limbs. Minor Deadwood. We would like to replace them with silver birch trees, however we are open to alternatives. The only reason we want to remove the existing ash trees is that they have ash dieback and aren't in very good condition. We would like to remove and replant better quality trees for longevity.

Deprivation (IMD)
Area profile for LL34
The English Indices of Deprivation cover England only, so there is no decile to show for a Wales district. The equivalent measure is the Welsh Index of Multiple Deprivation (Welsh Government), which is published on a different geography and a different scale. The two are not interchangeable, so we do not substitute one for the other.
