Every residential sale lodged with HM Land Registry since January 1995 is public, free, and searchable by postcode. You can see what a specific house last sold for, when, and what its neighbours achieved — which is the single most useful piece of free evidence before you offer.
How to do it
- Start with the outward postcode (the part before the space, like B17) to see the district's recorded sales and the spread of prices.
- Narrow to the full postcode to get the immediate street rather than the whole district.
- Read the property type alongside the price. A district median mixes flats and detached houses, so a raw median is not "what a house here costs".
- Check the sale date against the data date shown on the page — recent months are always incomplete because registration lags completion.
- Note anything odd: a price far below the street pattern is often an excluded-category transfer or a sale between connected parties, not a bargain the market missed.
What this evidence is and is not: it is a record of prices actually paid, which makes it far stronger than an asking price. It is not a valuation of the specific house you are looking at — condition, extensions and outlook are invisible in the dataset.
