Our take · opinion, not advice

Our take on RG7: a steady market, so let the sold prices lead

At around 30 sales a month, RG7 ticks along steadily, enough to learn from, though the year-on-year comparison is too thin to quote, so lean on the recent sold homes.

For sellers, the spread in RG7 is wide, with most sales between £247,250 and £790,300, so the closest sold homes of your type say much more than the middle; sales arrive at a steady pace, so there is no need to rush to a low price.

Sell house

When buying here, on price, RG7 is well above the UK average, so a premium over the average needs a reason you can see in the sold homes of the same type.

Do your own homework first: planning history nearby (353 applications on record within 500 m), flood risk over the long term and council tax (Band D is £2,255 a year), then hand the title to your conveyancer.

For what the averages cannot tell you, the free RG7 OfferCheck brings flood, crime, planning and council tax together.

In plain English

What the Basingstoke and Deane (RG7) numbers mean

  • The headline number blends very different homes: detached homes sold for a typical £645,000 against £254,000 for flats: about 2.5 times as much. Use the figure for your type of home, not the mix.
  • Prices here are widely spread: most sales fell between £247,250 and £790,300, so the median says little about any one home.
  • This is an active district: about 30 recorded sales a month.

  • T1 is a healthy mature Oak growing close to the rear elevation of 18 Bluebell Drive. The structural condition and physiological health of the tree is good. T1 has previously been cut back to create adequate clearance to the property. The tree has responded well to the work and re-grown with 1.5-2m new growth from previous reduction points. Further works are recommended to reduce the lateral spread on the south side of the tree to create reasonable clearance to property. These are minor works. Pruning cuts will be kept small and the works will not be visible from a public view. The health and wider visual amenity value of the tree will not be harmed. Recommended Tree Works: Reduce lateral spread on southern half of tree only by 1.5-2m back to previous reduction points to create reasonable clearance to adjacent properties. Cuts will be graded into the adjacent crown to leave a sympathetic and natural-looking canopy shape (see photo 1); Reduce 1x pendulous low branch over garden of number 18 by approximately 2m back in line with surrounding canopy (see photo 2); Remove deadwood; Remove epicormic growth on the lower trunk to a height of 3m above ground level.

The last column is the band's annual charge divided by the RG7 median sold price. A comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The RG7 report: your questions

What is the average house price in RG7?
The typical (median) sold price in RG7 is £455,000, from 250 recorded sales between 16 December 2025 and 25 August 2026. Most sales fell between £247,250 and £790,300. That is well above the UK average (£272,611) (UK House Price Index averages). A median is the middle sale, so a few very expensive homes do not pull it up the way they pull up an average.
What does each type of home cost in RG7?
Typical sold prices by type in RG7: detached homes £645,000 (85 sales), semi-detached homes £440,000 (72 sales), terraced homes £352,750 (46 sales), flats £254,000 (35 sales). Use the figure for your type of home rather than the all-homes median.
How much is council tax in RG7?
RG7 is billed by Basingstoke and Deane, whose Band D charge for 2026-27 is £2,255 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band. Look it up on GOV.UK and read your row.
Which schools are near RG7?
The Department for Education's register lists 6 open schools within 3 km of the RG7 district centre, the nearest being Mrs Bland's Infant School (last Ofsted grade: Good). These are nearest by straight-line distance from the district centroid. They are not catchment or admission areas, which councils set individually and do not publish centrally.
How up to date are the RG7 sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 28 August 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Is RG7 a deprived area?
On the English Indices of Deprivation 2025, the 12 RG7 postcodes we sampled (the ones with the most recent recorded sales, not a random sample) run from decile 6 to decile 10, with a median of decile 8 of 10, where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like RG7 usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near RG7?
The last check of the local planning authority register found 353 applications within 500 m of the RG7 district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
Can I see what an individual address in RG7 sold for?
Yes. This page lists the 24 most recently sold doors of the 245 distinct addresses in the records we hold for RG7, each with its price and date. Addresses come from recorded sales since 1995, so a home that has never been sold does not appear; and we link an address to its own property page only where the match is certain, never by guessing.
Does RG7 cover my exact street?
RG7 is the outward half of the postcode and covers the whole district, so the district-wide figures on this page are medians and ranges, not a valuation of any single property. The address list gives you the door-level picture, and the free checks take a full postcode.
