Our take · opinion, not advice

Our take on TW11: steady sales, so price from the evidence

TW11 is neither busy nor quiet, at about 23 sales a month, and with no dependable year-on-year figure to hand, recent sold homes are a safer guide than any headline.

If you are selling, with detached homes at £1,562,500 and flats at £407,500, the £315,000 to £1,450,000 spread is really several markets, so benchmark against near-identical homes, not the headline; buyers can compare homes at this pace but are not spoilt for choice.

Sell house

If you are buying, on price, TW11 is well above the UK average, so a price above the norm for the area should be earned by the home itself, not assumed.

On any TW11 home we would check what has been applied for nearby (4,830 applications on record within 500 m), the tenure (leasehold is common here) and whether the home is at risk of flooding, and ask a conveyancer to read the title.

Averages only go so far, so the free TW11 OfferCheck sets flood, crime, planning and council tax beside the sold prices.

In plain English

What the Richmond upon Thames (TW11) numbers mean

  • The headline number blends very different homes: detached homes sold for a typical £1,562,500 against £407,500 for flats: about 3.8 times as much. Use the figure for your type of home, not the mix.
  • Prices here are widely spread: most sales fell between £315,000 and £1,450,000, so the median says little about any one home.
  • 44% of these sales were leasehold: a genuine mix of houses and flats, so check the tenure of the home you are looking at.
  • This is an active district: about 23 recorded sales a month.

Proposed works: Fell one ~8.0m tall mature apple tree (Malus domestica) located in the rear garden (tree #1 on sketch plan), including removal of the stump by stump grinding to below ground level to facilitate replanting. The tree will be replaced during the first available planting season with a 1.5–2.0m tall Magnolia Soulangeana or Galaxy. Reason for works: The tree is a mature, overgrown fruit tree with a declining structure and limited long-term amenity value. It has become disproportionately large for the size of the garden, resulting in excessive shading of the rear garden and adjacent windows. Significant annual fruit drop and decay creates ongoing maintenance issues and a trip and slip hazard. The tree also exhibits signs consistent with age-related decline, including areas of deadwood and stem defects. Having considered alternative management options, removal is considered the most appropriate long-term solution. To maintain the contribution of tree cover within the Conservation Area, the tree will be replaced with a 1.5–2.0m tall Magnolia Galaxy which will provide an attractive flowering specimen better suited to the scale and character of the garden while continuing to contribute positively to the Conservation Area.

Deprivation is published for small areas (LSOAs), not for postcode districts, so TW11 spans several. We sampled 12 postcodes in TW11: the ones with the most recent recorded sales, up to a limit of 12. That is a convenience sample, not a random one, so it leans toward streets where homes are changing hands. 12 returned a row. The last column is the band's annual charge divided by the TW11 median sold price. A comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The TW11 report: your questions

What is the average house price in TW11?
The typical (median) sold price in TW11 is £688,000, from 250 recorded sales between 3 October 2025 and 24 August 2026. Most sales fell between £315,000 and £1,450,000. That is well above the UK average (£272,611) (UK House Price Index averages). A median is the middle sale, so a few very expensive homes do not pull it up the way they pull up an average.
What does each type of home cost in TW11?
Typical sold prices by type in TW11: flats £407,500 (103 sales), terraced homes £893,380 (92 sales), semi-detached homes £1,277,500 (32 sales), detached homes £1,562,500 (18 sales). Use the figure for your type of home rather than the all-homes median.
How much is council tax in TW11?
TW11 is billed by Richmond upon Thames, whose Band D charge for 2026-27 is £2,486 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band. Look it up on GOV.UK and read your row.
Which schools are near TW11?
The Department for Education's register lists 8 open schools within 3 km of the TW11 district centre, the nearest being Collis Primary School (last Ofsted grade: Outstanding). These are nearest by straight-line distance from the district centroid. They are not catchment or admission areas, which councils set individually and do not publish centrally.
How up to date are the TW11 sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 28 August 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Is TW11 a deprived area?
On the English Indices of Deprivation 2025, the 12 TW11 postcodes we sampled (the ones with the most recent recorded sales, not a random sample) run from decile 7 to decile 10, with a median of decile 10 of 10, where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like TW11 usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near TW11?
The last check of the local planning authority register found 4830 applications within 500 m of the TW11 district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
Can I see what an individual address in TW11 sold for?
Yes. This page lists the 24 most recently sold doors of the 235 distinct addresses in the records we hold for TW11, each with its price and date. Addresses come from recorded sales since 1995, so a home that has never been sold does not appear; and we link an address to its own property page only where the match is certain, never by guessing.
Does TW11 cover my exact street?
TW11 is the outward half of the postcode and covers the whole district, so the district-wide figures on this page are medians and ranges, not a valuation of any single property. The address list gives you the door-level picture, and the free checks take a full postcode.
