Over the last twelve months the local median is up 22.8%, comparing 48 sales with 62, so a handful of homes can swing it. OX49 is a quiet market, with about 6 recorded sales a month. By property type, 37% were detached homes (typically £710,000) and 29% were semi-detached homes (typically £450,000).

Our take · opinion, not advice

Our take on OX49: few sales, so go in with your eyes open

Only about 6 sales a month sell in OX49, at a median above last year’s, which says something about those homes and rather less about yours.

When selling here, £500,000 is only the middle of a market that runs from £263,500 to £924,250, so lean on the nearest like-for-like sale rather than the middle figure; sales are too rare here to hurry, so give the price a local agent’s sense-check; if certainty matters more than price, a quick cash sale usually means accepting about 70–85% of market value (a rough guide, not a quote).

Sell house

For buyers, typical prices in OX49 sit well above the UK average, and rising, so do not let a fast-moving market push you past what the sold homes of your type support.

Worth checking before you commit: planning history nearby (216 applications on record within 500 m), what you are paying for a new-build premium and flood risk over the long term; your conveyancer should look at the title too.

Averages only go so far, so the free OX49 OfferCheck sets flood, crime, planning and council tax beside the sold prices.

In plain English

What the South Oxfordshire (OX49) numbers mean

  • The headline number blends very different homes: detached homes sold for a typical £710,000 against £357,500 for terraced homes: about 2.0 times as much. Use the figure for your type of home, not the mix.
  • Prices here are widely spread: most sales fell between £263,500 and £924,250, so the median says little about any one home.
  • 32% of these sales were new builds, which often sell at a premium the first time around and can lift the median above what resale homes make.

Only 250 sales sit behind these figures, so they are a rough guide rather than a firm reading.

  • This is a quiet district: only about 6 recorded sales a month.

Based on 250 recorded sales between 10 March 2023 and 3 August 2026. HM Land Registry Price Paid Data, to 28 August 2026; page data refreshed 7 October 2026. Compared with the UK House Price Index. • T004 Robinia - Further remedial works, following branch failure. The branch appears to have fallen as a result of lack of support from the removed, failed section of the crown. This is suggested by rubbing wound on the fallen branch when paired with the location on the tree from which the branch fell from. Recommendation: Reduction of up to 3m of the remainder of the tree to reduce the sail effect and rebalance the tree. T116 Cherry - Tree has significantly deteriorated since the survey in December 2024 and is almost now dead – it is visibly in poor form and there is significant defoliation. Recommendation: Given the proximity of the footpath and safety concerns, it is recommended to fell to ground level.

  • T106 Cedar of Lebanon Observations: Overall good health, although is situated in a tarmac carpark, adjacent to blocked paving and within close proximity to a care home. As a result of the large size of the tree, the roots have created an uneven surface on both the footpath and car park. Residents are reported to have tripped over, thus creating a health and safety concern. The hard surfaces and weight of the parked cars is likely to have caused soil compaction, and some root damage is already visible. Recommendations: Removal of the tree and primary root system would allow for surfaces to be levelled to mitigate the risk of injury - with a possibility of replanting. The full dismantle and removal of the tree. We have been asked by the client to emphasise the H&S issues as lots of the elderly residents have fallen over on the roots.

The last column is the band's annual charge divided by the OX49 median sold price. A comparison of two published figures, not a rate anyone charges. It is not a mapping from price to band: a band records what a home was worth on 1 April 1991 and is set by the Valuation Office Agency, so it cannot be worked out from a 2020s sale price. Look up a specific band on GOV.UK. Instalment counts vary by authority, so the monthly column is simply the year over twelve.

Questions, answered

The OX49 report: your questions

What is the average house price in OX49?
The typical (median) sold price in OX49 is £500,000, from 250 recorded sales between 10 March 2023 and 3 August 2026. Most sales fell between £263,500 and £924,250. That is well above the UK average (£272,611) (UK House Price Index averages). A median is the middle sale, so a few very expensive homes do not pull it up the way they pull up an average.
Are house prices going up in OX49?
The local median is up 22.8% over the last twelve months, comparing 48 sales with 62 in the twelve months before. A past trend is not a forecast.
How many homes sold in OX49 last year?
48 sales were recorded in the most recent twelve months we can measure, against 62 in the twelve months before. Recent sales can take weeks to reach the register, so the latest months may rise a little.
What does each type of home cost in OX49?
Typical sold prices by type in OX49: detached homes £710,000 (87 sales), semi-detached homes £450,000 (69 sales), terraced homes £357,500 (46 sales), flats £513,750 (34 sales). Use the figure for your type of home rather than the all-homes median.
How much is council tax in OX49?
OX49 is billed by South Oxfordshire, whose Band D charge for 2026-27 is £2,598 a year. Every band from A to H is listed on this page. A property's band is set by the Valuation Office Agency and there is no free per-address dataset for it, so we never guess an individual home's band. Look it up on GOV.UK and read your row.
Which schools are near OX49?
The Department for Education's register lists 2 open schools within 3 km of the OX49 district centre, the nearest being Icknield Community College (last Ofsted grade: Good). These are nearest by straight-line distance from the district centroid. They are not catchment or admission areas, which councils set individually and do not publish centrally.
How up to date are the OX49 sold prices?
Sold prices come from HM Land Registry Price Paid Data, covering sales up to 28 August 2026. The store is rebuilt monthly. New sales can take several weeks to appear in the official register after completion, so the very latest transactions may not show yet.
Is OX49 a deprived area?
On the English Indices of Deprivation 2025, the 12 OX49 postcodes we sampled (the ones with the most recent recorded sales, not a random sample) run from decile 7 to decile 9, with a median of decile 7 of 10, where 1 is among the most deprived 10% of England and 10 the least deprived. Deprivation is published for small areas, not postcode districts, so a district like OX49 usually spans several. It is area context, never a judgement on an individual home.
Have there been planning applications near OX49?
The last check of the local planning authority register found 216 applications within 500 m of the OX49 district centre; the most recent are listed on this page with their reference, description and status as the authority published them. For an up-to-the-minute search, use the planning tool with your full postcode.
